The short version

  • Solvex is a record-keeper. It helps tenants, landlords and agents keep one shared, fingerprinted record of a tenancy. It is not a party to your tenancy, a regulator, a court or a law firm.
  • Solvex never holds, moves, freezes or releases a deposit or rent. The only payment is Solvex's own platform service fee, paid by the person who creates a record.
  • Solvex does not decide disagreements. Each party's statements are kept side by side; only the parties, the Rental Dispute Centre or a court can settle a dispute.
  • You are responsible for what you upload. Upload only genuine, lawful material that you have the right to share, and correct mistakes through a correction rather than starting again.
  • This is a demonstration. UAE PASS, bank, DLD/Ejari, RDC and payment connections are simulated, all data is fictional, and no money is taken.

This summary is for convenience only. The full text below is what applies.

1Acceptance of these terms

These terms of use (the "Terms") form a binding agreement between you and [Legal entity name — to be confirmed] ("Solvex", "we", "us"). By signing in, creating or joining a tenancy record, or otherwise using Solvex, you confirm that you have read and accept these Terms and our Privacy notice.

When you join a record, Solvex records the version of the Terms you accepted. If you do not accept the Terms, you must not use the service.

Demonstration notice: this version of Solvex is a demonstration for evaluation only. It contains fictional data, its external connections are simulated, and it must not be used for real tenancies.

2Definitions

Service
the Solvex website, the installable web app and the features made available through them.
Tenancy record
the shared file for one tenancy, including facts, deposit details, evidence, inspections, history, disagreements and case files.
Creator
the user who creates a tenancy record.
Party
a tenant, landlord or agent who has accepted an invitation to a tenancy record.
Content
anything a user enters or uploads, including facts, photos, documents, captions, notes and statements.
Evidence
a photo or document uploaded to a record, with its fingerprint and metadata.
Platform service fee
the fee Solvex charges for providing the service for one tenancy record, as described in section 12.
Simulated service
a feature that imitates an external system (such as UAE PASS, a bank, the DLD, Ejari, the RDC or a payment gateway) without connecting to it.

3Eligibility and accounts

  • You must be at least 21 years old, or otherwise have full legal capacity under UAE law, and be able to enter into a tenancy or act for someone who is.
  • If you act for a company or for another person, such as an agent acting for a landlord, you confirm that you are authorised to do so and that they are bound by these Terms.
  • Each account belongs to one person. Do not share your sign-in, let others use your session or create accounts in someone else's name.
  • Keep your device and UAE PASS credentials secure, and tell us at once at mvp@solvexdev.com if you think your account has been misused.
  • You can see and end your active sessions from your profile.

4Signing in with UAE PASS

Solvex is designed to confirm identity through UAE PASS, the national digital identity of the United Arab Emirates. UAE PASS is provided by the UAE government under its own terms; Solvex receives only the attributes needed to identify you.

In this demonstration, the UAE PASS screens are a simulation: no connection is made to UAE PASS, and you sign in as one of several fictional people. Nothing in the demonstration should be read as an endorsement by, or partnership with, any government entity.

5What Solvex is, and what it is not

Solvex provides a neutral place to keep a tenancy record. It is important that you understand the limits of that role:

  • Solvex is not a party to your tenancy contract, and it is not an agent, broker or property manager for any party.
  • Solvex is not a regulator or government authority. A label such as "Recorded" means only that information was entered; it does not mean it was verified or approved by any authority.
  • Solvex does not hold, receive, transfer, freeze, deduct or refund deposits, rent or any other money owed between the parties.
  • Solvex does not decide disputes, fault, compliance or the amount of any deduction. It keeps each party's statements separately and can record an outcome reached elsewhere.
  • Solvex does not give legal, financial or property advice. Guidance in the service is general information. For advice on your situation, consult a qualified professional, the DLD or the RDC.
  • Solvex does not use artificial intelligence or automatic image comparison. Photos are shown side by side for people to compare.

6Your obligations and acceptable use

You agree to use Solvex honestly, lawfully and only for keeping records about tenancies you are involved in. In particular, you must not:

  • enter information you know to be false or misleading, or upload altered, staged or someone else's photos as if they were genuine;
  • impersonate any person or misrepresent your role in a tenancy;
  • upload content that is unlawful, defamatory, offensive, discriminatory, or that breaches anyone's privacy, intellectual property or confidentiality, or that offends public morals in the UAE;
  • include images of people, especially children, or identity documents of others, unless this is necessary and lawful;
  • use the service to harass, threaten or pressure another party;
  • try to access records, accounts or systems you are not authorised to use, or to test, probe or bypass security controls;
  • upload malware, or interfere with the operation of the service;
  • copy, scrape or resell the service or its data, or use it to build a competing product.

You must comply with all laws that apply to you, including Federal Decree-Law No. 34 of 2021 on Combating Rumours and Cybercrimes and Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data.

7Accuracy and corrections

Each party is responsible for the accuracy of what they enter. Facts in a record show who entered them, where they came from and whether the other party has confirmed them.

Records are append-only. To fix a mistake, propose a correction with a reason. The other party can accept or reject it, and the original value stays in the history. Evidence can be replaced or withdrawn, but the earlier version remains visible with a note. This protects every party's ability to rely on the record.

8Evidence and uploads

Ownership
you keep ownership of the content you upload.
Licence to Solvex
you grant Solvex a non-exclusive, royalty-free licence, for as long as the content is retained, to host, store, copy, display, fingerprint and include it in case files, and to show it to the parties and people allowed under the Privacy notice, solely to provide the service.
Authenticity
you confirm that each upload is a genuine, unaltered record of what it shows, taken or obtained by you or with permission. The capture time reported by your device is shown as unverified; the time our server received the file is the trusted time.
Fingerprints
Solvex calculates a SHA-256 fingerprint of each file when it is received. A fingerprint shows that a file has not changed since upload; it does not prove what the file shows, when it was taken, or that it is true.
Accepted files
JPEG, PNG, WebP and PDF files, up to 15 MB each, identified by their content. Solvex may refuse or quarantine any file.
Prohibited content
Solvex may hide, restrict or remove content that breaches these Terms or the law, while keeping a record of that action in the audit log.

9Invitations and other parties

The creator of a record can invite the other parties using their contact details. You confirm that you have a legitimate reason to share those details with Solvex for this purpose.

An invitation is a single-use link that expires. The person invited must accept these Terms before joining. A party's access can be ended by the creator or by Solvex, but what that party contributed stays in the record and its history.

Solvex is not responsible for the conduct of other parties, or for whether they accept an invitation, respond or confirm facts.

10Disagreements and case files

If the parties disagree, for example about deductions from the deposit, either party can raise a disagreement in the record. Each party's statement is kept in their own words and is not edited after it is submitted.

Any party can generate a case file: a PDF summary of the record with a manifest of evidence fingerprints. You decide whether to give it to the RDC, a court or anyone else. A case file is a copy of the record at the time it was made; it is not an official document, a certificate or a judgment.

If an outcome is reached outside Solvex, for example by settlement or an RDC decision, it can be recorded with its external reference. Solvex records it; it does not enforce it.

11Government and third-party services

Solvex is designed to connect with UAE PASS, banks, the DLD (including Ejari), the RDC and a payment gateway. These services are run by others under their own terms, and Solvex is not responsible for their availability or for the information they return.

In this demonstration every such connection is simulated and labelled as a simulation. Results are fictional, no data is sent to these organisations and no government entity has endorsed Solvex. Logo areas for partners are deliberately left empty until written approval is obtained.

12Fees and payment

The fee
Solvex charges a platform service fee of AED 100 for each tenancy record, plus value added tax (VAT) at the applicable rate, currently 5% (AED 5), making AED 105 in total.
Who pays and when
the creator of the record pays the fee when the record is created. Other parties who join the record do not pay.
What the fee covers
the fee is only for Solvex's own service of keeping the record. It is entirely separate from the tenancy deposit, rent and any other amount between the parties, which Solvex never holds or moves.
Tax invoice
Solvex issues a tax invoice for each payment, in line with UAE VAT law. [Tax registration number — to be confirmed]
Payment processing
payments are processed by [payment provider name — to be confirmed], a licensed payment service provider. Your card details are entered on the provider's secure page and are not received by Solvex. The provider's own terms also apply.
Failed payments
if a payment fails or is reversed, the record is not created, or may be paused until the fee is paid. We will tell you and let you try again.
Refunds
[Refund and cancellation policy — to be confirmed]. Nothing in these Terms limits any right to a refund you have under UAE consumer protection law.
Price changes
we may change the fee for new records by publishing the new price before it applies. A change never affects a record that has already been paid for.

In this demonstration the checkout is simulated: no card is charged, no money is taken and no real invoice is issued.

13Availability and changes to the service

We aim to keep Solvex available and secure, but we do not guarantee that it will be uninterrupted or error-free. We may suspend the service for maintenance, security or reasons beyond our control.

We may change, add or remove features. We will give reasonable notice of changes that significantly reduce what you can do with your records, and help you download your records before any feature you rely on is withdrawn.

During the demonstration, data may be reset at any time without notice.

14Intellectual property

Solvex, its software, design, text, logos and the layout of its case files belong to Solvex or its licensors and are protected by law. We give you a limited, personal, non-transferable right to use the service under these Terms. You may share case files and your own records as needed for your tenancy. Any feedback you send may be used to improve the service without obligation to you.

15Privacy

Our Privacy notice explains how we handle personal data, and our Cookie notice lists the cookies we use. Both form part of these Terms. You are responsible for the personal data of others that you enter, such as the contact details of the people you invite.

16Disclaimers

To the extent permitted by law, the service is provided "as is" and "as available". Solvex does not warrant that information entered by users is accurate, complete or lawful, or that a record or case file will be accepted by any authority or will lead to a particular outcome. Nothing in these Terms excludes any right that cannot be excluded under UAE law.

17Limitation of liability

To the extent permitted by law:

  • Solvex is not liable for the acts or omissions of other parties, for the outcome of any dispute, or for any loss related to a deposit, rent or other amount between the parties;
  • Solvex is not liable for indirect or consequential loss, or for loss of profit, business, opportunity or data that you could have kept by downloading it;
  • Solvex's total liability to you for any claim relating to the service is limited to [liability cap — to be confirmed, for example the fees you paid in the twelve months before the claim].

Nothing in these Terms limits liability for fraud, wilful misconduct, gross negligence, or any liability that cannot be limited under UAE law.

18Indemnity

You agree to compensate Solvex for reasonable losses and costs, including legal fees, that arise from content you uploaded unlawfully or from your breach of these Terms, to the extent permitted by law.

19Suspension and termination

You can stop using Solvex at any time. Because records are shared, closing your account does not delete the records you belong to or your contributions to them; these are kept as described in the Privacy notice.

We may suspend or end your access, with notice where reasonable, if you breach these Terms, if we must do so by law, or to protect other users or the service. We will keep the record intact and, where lawful, let the other parties continue to use it. Sections that by their nature should continue, including those on intellectual property, liability and governing law, survive termination.

20Notices

We will send notices to the email address on your account or show them in the app. You can send notices to mvp@solvexdev.com or to [registered address — to be confirmed]. A notice by email is treated as received on the next working day in the UAE after it is sent.

21Governing law and jurisdiction

These Terms are governed by the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates. [Governing law and competent courts — to be confirmed: the courts of Dubai or another forum]

Disputes between parties about the tenancy itself are not disputes with Solvex. They remain within the jurisdiction of the Rental Dispute Centre or other competent authority under Dubai Law No. 26 of 2007 regulating the relationship between landlords and tenants, as amended.

22Language

These Terms are published in Arabic and English. If there is any conflict between the two versions, the Arabic version prevails. [Language precedence — to be confirmed by counsel]
